Deferred Payment
-when you pay the whole Total Package Price within 12 monthly installments without interest and without discount for this payment option and lesser requirements.
Bank Financing
– when you will mortgage the loanable amount 90% of Total Package Price thru accredited banks of Duraville Group of Companies.
In-house Financing
– when you will mortgage the loanable amount 85% of Total Package Price from the Developer (Hamilton Financing).
Bank Financing
- No Hidden Charges – Transfer of Title cost is included in the Total Package Price. Monthly amortization is inclusive of MRI & Fire insurances. It means the property is insured throughout the duration of the loan.
- No Move – in Fees
- Direct Bank Financing (Assisted by Developer)
- Reservation, Downpayment and Amortization is Not Refundable

Initial Requirements for Reservation
- Reservation Fee – Cash or Check
- Photocopy of 2 Gov’t Valid ID (with 3 specimen signature)
- Filled up and Signed Buyer’s Information Sheet (BIS)
- Signed Reservation Agreement (RA)
- Certificate of Employment with Compensation (COEC/1mos Payslip)

Here are the steps in buying:

2 – Actual Site Visit
Schedule a house viewing and FREE site tripping we have service vehicles to get you to our designated pick up locations, as a Real Estate Seller we professionally suggest to visit the actual location before reservation.
3 – Reservation Process
Choose the block and lot, sign Reservation Agreement and fill up Buyers Information Sheet and submit initial requirement and pay the reservation fee.
4 – Down Payment Schedule
Start paying the monthly equity 30 days after officially reserve. Follow the monthly equity payment schedule (due date) given during reservation.
5 – Loan Process & Requirements
The developer will process the loan during down payment period. It is important/required that all loan documents are submitted within 90 days. There are no hidden charges, no move-in fees.
6 – Amortization for Bank Financing or Inhouse Financing
Loan will be process with the bank after paying the full down payment. Once your loan is approved, you will sign Bank Loan Documents, then after 30 days your monthly amortization will start with the Bank.
7 – House Inspection
After full down payment is paid and your loan is takeout by the bank, you will receive notice from the developer for the schedule of house inspection. We guarantee agents assistance in house inspection period.
8 – House Turnover & Move-In
After inspection process, you can now accept the house and you can now move in to your brand new house and lot.
Buyers Qualification for Bank Loan
Age – Must be 21 years old (loan maturity for OFW 60yrs old, loan maturity for locally employed 65years for bank financing)
Citizenship – You must be a Filipino citizen.
- if you are currently a citizen of other country and holding a foreign passport you are required to apply for DUAL citizenship before you can purchase a property.
Civil Status
- Single or Married
- If separated – must provide legal separation paper
Legal Cases – No criminal records or no ongoing criminal or legal case.
Bank Cases -No Bank Foreclosed Property
-No Car Repossessed
Unpaid Credit Card – Must settle/pay the unpaid credit card and get Clearance or Certificate of Full Payment from the Credit Card Company to be able to qualify for Bank Can still purchase.
Work
- Locally employed -presently working in the company for at least 2 years
- Self Employed (business) – must provide AFS and ITR 3 years and business registration and permits.
- OFW – not working in war-torn countries.
Salary or Income – If the salary is not sufficient for the required income you will need a co-maker or co-borrower.
